Eastern North Carolina is where the state's price growth actually is this year, and most of it sells at or better than the national pace.

The numbers

Jacksonville at 45 days to pending and $292,020, up 3.3%. Greenville at 45 days and $244,755, up 1.4%. Goldsboro at 50 days and $183,789, up 0.2%. Wilmington at 57 days and $445,278, up 0.4%. New Bern at 58 days and $262,920, up 2.8%. Rocky Mount at 71 days and $200,624, up 1.4%.

Four of the six beat or matched the national benchmark of 53 days, and all six gained value, which is the opposite of what the Triangle and Charlotte did.

Why the arithmetic works here

Rising values and normal marketing times is the combination that makes carrying two homes low-risk. The departing asset is not eroding while you wait, and the wait is not long.

Price levels help too. Goldsboro at $183,789, Rocky Mount at $200,624, Greenville at $244,755 and New Bern at $262,920 are well below the state's larger metros, and the two-payment test is an absolute-dollar test.

Wilmington is the exception on price at $445,278, the highest typical value in North Carolina. There the limit question and the reserve question both arrive sooner.

Jacksonville and the fixed date

Jacksonville's housing market is shaped by a large military population, and a permanent-change-of-station timeline is different from an ordinary move-up. The report date is set externally and does not flex because a house has not sold.

That does not change underwriting, which still counts both payments. What it changes is which structures are realistic. A structure that depends on the departing home selling by a specific week is exposed if orders and the market disagree; carrying both payments or renting the departing home are not.

The regional caution

Rocky Mount added 18 days over the year to reach 71, the largest deterioration in North Carolina. Values still rose 1.4%, but the timing moved sharply enough that a plan built on last year's pace would be nearly three weeks short.
